A MAJOR plan for a new care home in Maldon is recommended for approval.

The proposal is for the South Maldon Garden Suburb, located on land south of Wycke Hill and Limebrook Way.

The development will include a 78-bed dementia care home, which will be a three-storey brick building situated in the southwest of the site.

A single-storey building will house a commercial unit for non-hot food retail sale.

Five more commercial units will be built, offering a variety of services such as shops, professional services, health services, offices, and indoor recreation, among others.

The site will also feature parking, landscaping, and pedestrian paths connecting to Limebrook Way and Lancaster Road.

The application was submitted by HDD Maldon Limited and Taylor Wimpey UK Limited, and the target decision date is Thursday, July 2.

An extension of time has been agreed upon.

The director of place, planning and growth, in consultation with the chairperson, considers the proposal to be of "particular strategic interest".

The area, currently open green space, will be divided into three parcels due to the Lime Brook running through the centre and Lancaster Avenue splitting it north-south.

The proposed scheme is part of a larger outline application that was approved earlier.

Outline permission allowed for the development of up to 1,000 dwellings, an employment area, a local centre, a primary school, childcare facilities and various open spaces and infrastructure.

The development will be carried out in three phases, as per the approved Strategic Phasing Plan.

The first phase, Local Centre A, will include two commercial units totalling 485.9 square metres.

The second phase, Local Centre B, will be the 78-bedroom care home.

The third phase, Local Centre C, will include four commercial units totalling 529.5 square metres.

The commercial units will be in flexible use, as conditioned within the outline permission.

This allows for maximum flexibility for the local centre to provide services to residents.

The applicant has agreed for one commercial unit to be secured as a food and drink retail unit, to ensure that there is at least one local shop.

The development will comply with the conditions of the outline permission, including noise-generation and hours of use restrictions, construction management, and flood risk and drainage requirements.
